Annual Maintenance Contract (AMC)

AMC (Annual Maintenance Contract) and CMC (Comprehensive Maintenance Contract) are two types of service agreements offered by Western MEP Solution to ensure the proper maintenance and upkeep of HVAC systems. Here’s an overview of both:

An Annual Maintenance Contract is a basic service typically covering routine maintenance tasks and inspections on an annual basis. Under an AMC, the vendor commits to providing scheduled maintenance visits to the client’s premises to inspect, clean, and service the HVAC equipment.

Key features of an AMC

  1. Scheduled Maintenance Visits: WMS conducts regular maintenance visits to the client’s site at predefined intervals, usually once a year, to perform routine maintenance tasks.
  2. Basic Maintenance Services: Routine maintenance tasks covered under an AMC may include cleaning or replacing air filters, inspecting and lubricating moving parts, checking electrical connections, and testing system controls.
  3. Limited Coverage: An AMC typically covers only basic maintenance services and does not include the cost of replacement parts or repairs beyond routine maintenance tasks.
  4. Fixed Cost: Clients pay a fixed annual fee for the AMC, which covers the cost of routine maintenance visits. Additional charges may apply for any repairs or replacement parts needed beyond routine maintenance

Comprehensive Maintenance Contract (CMC):

A Comprehensive Maintenance Contract is a more extensive service agreement that provides comprehensive coverage for both routine maintenance and repairs of HVAC systems. In addition to the services covered under an AMC, a CMC includes the cost of replacement parts and repairs required to keep the HVAC systems in good working condition.

Key features of a CMC

  1. Scheduled Maintenance Visits: Similar to an AMC, a CMC includes scheduled maintenance visits to the client’s premises for routine inspections and servicing of HVAC equipment.
  2. Comprehensive Coverage: In addition to routine maintenance tasks, a CMC covers the cost of replacement parts and repairs needed to address any issues or malfunctions discovered during maintenance visits.
  3. Priority Service: Clients with a CMC typically receive priority service for repairs and emergency call-outs, ensuring prompt resolution of any HVAC-related issues.
  4. Cost Savings: While a CMC may involve a higher upfront cost compared to an AMC, it can lead to cost savings in the long run by covering the cost of repairs and replacement parts, thereby reducing the risk of unexpected expenses.
